Tier ONE Purchases Former DuPont Industrial Complex

Machining and assembly company Tier ONE, LLC recently formed Tier ONE Real Estate, Inc to manage its new purchase of 31 Peck’s Lane. Formerly the home of DuPont and more recently Newtown government offices, the facility was built in 1973.

The Tier ONE team offers more than 50 years of experience providing machining and assembly solutions for function critical, highly engineered parts and assemblies, with a core competency in medical products.

Experts in process enhancements to improve product quality and reliability, as well as cost saving strategies including lean manufacturing and effective inventory management, Tier ONE partners with companies throughout the United States and Europe to provide knowledgeable guidance for complicated transitions and machining/assembly solutions.

The 134,000-square-foot multiuse industrial and commercial complex is located just five minutes from I-84 and sits on more than 23 acres, which includes athletic fields.

“We were very fortunate to do business with Newtown Savings Bank to make the purchase,” said Joe Young, president at Tier ONE Real Estate. “John Trentacosta, president at Newtown Savings Bank, was committed to helping us evaluate the investment to make sure it made sense for us.”

Mr Young said he and his colleagues appreciated the personalized service and the competitive package the company received from NSB.

“It allowed us to take advantage of the favorable real estate market and exchange our lease for a mortgage that worked for our business,” Mr Young said. “It also gives us plenty of room to keep growing Tier ONE Machining and Assembly.”

Tier ONE has had its operations in the building since 2003 and is looking to attract varied commercial and industrial businesses that appreciate the setting as well as the many amenities, including conference rooms, athletic fields, and even a staffed cafeteria that is popular with locals familiar with the facility and who pop in for made-to-order breakfast or lunch.

“We’re like a community within a community,” said Mr Young. “The local youth soccer organization plays on our field and it was important to us to ensure they were allowed to continue. Although it was expensive and time-consuming to keep this option open we, feel it was worthwhile.”

Tier ONE is now offering affordable leases for flexible space from 5,000 square feet up to 67,000 square feet. With M2-zoning, the building can also accommodate research and development labs, high bay warehouse, clean room, and manufacturing, in addition to professional and commercial office space. “Newtown is a great place to live and do business,” said Mr Young. “It’s easy to get here because we’re just off Route 25 South, five minutes from I-84. And we have 350 parking spaces to accommodate everyone.”
