Sunday, April 27 â The Windy Hollow Hunter Pace will be held Sunday, April 27, at the Windy Hollow Hunt Club on Spanktown Road in Florida, New York. There will be Open, Novice and Hilltopper divisions â jumping and non-jumping. Cost is $40 per person ($25 for juniors). Bring a tailgate or covered dish to share. Saturday, June 7 â The Rombout Hunt Trail Ride will be held Saturday, June 7, at Anjes Farm on Tongore Road in Stone Ridge, New York. There will be First Flight, Optional Jumping, and Hilltopping divisions. A barbecue luncheon will be held at 12:30 pm (beer, wine and soft drinks included). Cost is $40 ($15 for juniors). Sunday, June 8 â The Goldenâs Bridge Hounds Hunter Pace will be held Sunday, June 8, on Baxter Road in North Salem, New York. Ride through open meadows past apple orchards, vineyards, and lovely horse farms. There will be a new, revised course with more family-friendly fences (all fences have go-arounds).Hunt, Pleasure, Junior, Family and Western divisions. A country lunch buffet will be included. Saturday, June 14 â The Old Chatham Hunt Trail Ride will be held on Saturday, June 14, at Good Hope Farm on Route 66 in Malden Bridge, New York. There will be varied cross-country fences (all have go-arounds, though) on a course of about eight miles long. There will be three divisions â Hunt Pace Over Fences, Moderate Pace Fences Optional, and Hacking Pace (western riders welcome). Cost is $30 ($15 for juniors). SATURDAY, JUNE 7 - The Greenwich Kennel Club will hold its 71st All-Breed AKC Dog Show and Obedience Trial on Saturday, June 7, at SUNY of Purchase, New York. Officials from 17 states and Canada will judge more than 2,300 dogs in conformation and obedience starting at 8:30 am. There will also be an AKC rally competition, an book signing and discussion with several authors, and a search and rescue demonstration with Disaster and Wilderness Ground Searchers, Inc. (DAWGS). Nobody is suggesting shutting the doors on new neighbors. What neighboring towns are doing, and what we should be doing too, is to tap the brakes on all of the multi-family residential development proposals so that we can spend 6 months updating our regulations such that if you want to build dense residential housing here, XX percent of it needs to be affordable (we will never make any headway on increasing our percentage of affordable housing otherwise, short of 8-30g), and the rest needs to be done in as low an impact manner as possible. Low impact on traffic, health & safety, the environment and on the cost of town services.

Ned, please familarize yourself with 8-30G, and then please share the unique flaws that may be helpful in formulating a denial An 8-30g project can be denied only on very narrow grounds – i.e., if it presents health, safety or other concerns that exceed a town’s need for affordable housing. According to the TOG website, “projects cannot be rejected for incompatibility with a Town’s Plan of Conservation and Development (POCD); density; traffic congestion; height; aesthetics; concerns of neighbors or the community; and failure to comply with local zoning regulations.” 8-30g proposals are rarely denied by planning and zoning officials because the burden of proof on appeal is on the town. Appeals are costly, but a municipality can be successful in a court case if it has sufficiently established that the concerns leading to denial are factual and substantive.

The town should certainly measure its performance against the statewide strategies. Unless I missed it I only know of one small cluster of homes that would meet the affordable housing program. Given the 500 or so new units being added in the last 10 years I think that 4/500 would not meet the metric to allow for a moratorium. I mean, fingers crossed for a Christmas miracle but I suspect we will see a few 8-30's sent our way in a method to avoid the Nimby mob. Thanks, Nimby mob.
