Sandy Hook Subdivision Approved

The Planning and Zoning Commission (P&Z) has approved an 11-lot residential resubdivision in Sandy Hook known as Canterbury Woods.

P&Z members unanimously approved the development application submitted by Canterbury Land Development, LLC. The approval took effect July 17. The resubdivided 26-acre parcel will have 11 new homes constructed in the vicinity of  Canterbury Lane and Clapboard Ridge Road.

The development site is in an area which has undergone rapid residential growth during the past several years. The P&Z conducted a public hearing on the development project June 1. There were no questions from the public.

P&Z members agreed that the project is straightforward and unanimously endorsed the resubdivision. Voting in favor were Stephen Koch, Heidi Winslow, James Boylan, Lilla Dean and Robert Taylor.

The P&Z set several conditions on its approval.

The developer will be required to post a $190,000 performance bond for the project, representing $130,000 for subdivision road construction and $60,000 for the installation of two underground water storage tanks. Such tanks hold water for firefighting.

Also, the P&Z is requiring that guard railing be installed along a turnaround circle as specified by the town engineer.
