Sandy Hook Subdivision Plan Revised
Planning and Zoning Commission (P&Z) members are considering revised development plans for the proposed Belle Vista residential subdivision in Sandy Hook.
Jim Klar of Timbermill Associates, LLC, and Lou Trombetta propose 8 lots for 27 acres at 14 Great Ring Road, in the vicinity of Thunder Ridge Road. The developers propose six acres of open space for passive recreation. About 940 feet of new roadway would be constructed to provide frontage for the proposed houses.
The P&Z held a public hearing December 7 on the development proposal.
P&Z members, in October, had asked the developers to make changes to their development plans in light of a long list of concerns which had been raised by the town engineer and health department.
Brian Baker of Curtis Jones and Associates of Woodbury, representing the applicants, described changes which had been made to the development proposal.Â
âItâs a much better plan than was originally given to us,â said P&Z Chairman Daniel Fogliano.
The proposal now contains erosion and sedimentation plans describing how the loss and deposition of soil would be controlled during the construction process.
Mr Fogliano said he inspected the property and had found that the open space land designated by the developer is suitable. In October, Mr Fogliano had said the proposed open space is on the least desirable section of the site.
More than 43 percent of the site is categorized as either having steep slopes or wetlands.
In October, resident Kevin McNerney of 22 Great Ring Road told P&Z members that motorists drive fast on Great Ring Road. Mr McNerney urged that motorist safety be considered in terms of subdivision design. Great Ring Road would intersect with the proposed subdivision road.
P&Z members are expected to act on the Belle Vista proposal at an upcoming session.
