Escalation Of Development A Concern

To the Editor:

There are several topics of concern that I wanted to share with readers and residents of Newtown to encourage more conversation. Specifically, the recent escalation of commercial development and our planning process resulting in a “double take” in the number and design in some cases of commercial projects.

I would like to see a new effort on signage requirements placed upon commercial developments that are designated as “Project Proposal Under Review” to better alert residents. The proposed NPD Headquarters is a good example and so, too, the site on Church Hill and the Boulevard. Such a vital location needs more than a articles in The Bee. A larger sign keeping residents informed with some detail, would be beneficial.

Resident acknowledgement at commission meetings should be a priority, with participation encouraged. It seems some commissioners listen with no responses, appear complacent, or meetings are closed. While we can’t always get agreement, hearing input from residents is vital and engaging with us at the appropriate time.

My concerns include a new police headquarters proposal and site location, construction for the 72-bed assisted living facility, construction and roadwork at Exit 10, and sprawl of commercial development throughout town.

Other concerns include landscape appearance of commercial sites; lack of sidewalks or not (in many cases) proper lighting, architectural design appeal, and the impact on traffic with more “destinations or strip centers” popping up.

I support a new police headquarters or even a satellite (2) and suggest further consideration of the Fairfield Hills location. We have how many firehouses, schools etc.? Why one central PD? I’m concerned about the proposed 191 South Main Street site due in part to accessibility and traffic flow and its distant location.

Building headquarters at Fairfield Hills is more centralized – close to our schools ,as well as near Municipal facilities.

What happens if voters deny approval of the November ballot for the NPD?

Now is the time to address and ask questions related to these topics:

*There is clearly a commercial building boom taking place and many projects could’ve been designed with more thought, from lighting issues to types of occupancy. Adding apartments to the Square on Church Hill could’ve been put to better use than office space.

*A childcare/school at Mt Pleasant/ Saw Mill is large for this size parcel.

*Sidewalk and landscaping and building design requirements: Are there sidewalk requirements in place for every project we can insist upon?

*What is the educational background and experience of our planners? Do we have a good mix of residents with either educational experience in planning or are we depending on too few to guide these decisions?

While I recognize that developers and land owners can develop their properties, our land use officials are the gate keepers. I recommend a review of where we are as a town and encourage discussion on these important topics. Community engagement is more important than ever and I implore all to become more aware and work together in the best interest of our community.
