P&Z Approves Six-Lot Subdivision In Sandy Hook

In the continuing residential development of Sandy Hook, the Planning and Zoning Commission (P&Z) has approved a six-lot subdivision on 17 acres on Hoseye Coach Road, known as Hoseye Coach Estates.
The P&Zâs approval for the home building proposal took effect on August 16. The applicant for the development is Hanlon Property, LLC.
In approving the land development application at a recent session, P&Z members agreed that the construction proposal meets applicable land use regulations. The land is located in a R-2 zone, which requires that single-family house lots have a minimum two-acre size.
P&Z members set several conditions that the development firm must meet in doing construction work on the site. Hoseye Coach Road is off Route 34, in the vicinity of Old Mill Road.
The applicant must post a performance bond in the amount of $251,275.
Of that amount, $195,000 would cover road construction costs, and $30,000 would cover the installation of a 20,000-gallon underground water storage tank to provide a firefighting water supply. The remaining bonding would cover the construction of a common driveway for Lots 5 and 6, the installation of building-lot pins and monuments, and the installation of markers that delineate open space land and conservation easements on the site.
The P&Z is requiring the applicant to correct the subdivision mapping for Lot 1 located near the intersection of Old Mill Road and Still Hill Road. The mapping revisions involve building set-back lines.
The P&Z is requiring the applicant to permanently field mark the open space land and the conservation easements on each subdivision lot during site work. Such visible markings must be made before any building permits are issued to allow the public and potential homebuyers to know where such protected areas are located on the site. The Conservation Commission will specify the type of markers to be used and where they will be located, according to the P&Z.
