P&Z To Consider Several Hot Topics At Sept. 5 Mega-Meeting

When the Planning and Zoning Commission (P&Z) meets on September 5, its
members will be considering several proposals for residential development
totaling almost 90 building lots.
The meeting is scheduled for 7:30 pm in the Newtown Middle School auditorium,
11 Queen Street. The commission will consider the following proposals:
CAMELOT - Caviliere and Sons, Building Contractors, Inc, want to subdivide 110
acres into 42 residential lots off Hattertown Road. The P&Z is scheduled to
hold a public hearing on the proposal.
The site proposed for construction lies to the west of Hattertown Road, just
north of Purdy Station Road.
The proposal received approval from the Conservation Commission for
construction work in a wetlands area in April. That construction would take
place in area with about 1,300 square feet of wetlands.
WHISPERING PINES - The P&Z is scheduled to take action on the controversial
Whispering Pines residential subdivision in Sandy Hook in the vicinity of
Cherry Street, Pine Street, and Narragansett Trail.
Residents living near the development site proposed for 16 lots on 26 acres
have staunchly opposed M&E Land Group's plans for the area. Residents have
cited a host of reasons to reject the project, including environmental
concerns, traffic problems, and overcrowding, among others.
In April, P&Z members rejected an initial subdivision proposal involving 19
houses on the site. P&Z members cited concerns over erosion, sedimentation,
drainage, excavation, and grading as reasons for the rejections.
M&E Land Group came back to the agency with a 16-lot version of the project
which addressed those concerns. Nearby residents again opposed the project.
WEDGEWOOD - The P&Z is scheduled to resume an August 15 public hearing on the
controversial Wedgewood subdivision proposal on Taunton Hill Road. The public
hearing, however, is slated only for accepting any technical information about
the proposal from residents who oppose the development. The
Taunton/Dodgingtown Neighborhood Association was formed, in part, in response
to the development application.
Taunton Hill Road area residents August 15 told P&Z members they strongly
oppose the development proposal because it would overcrowd the area,
jeopardize existing well water supplies, create drainage problems, and
compound existing traffic hazards.
MEADOW ACRES - The P&Z is scheduled to hold a public hearing on Robert and
Kathryn Mathison's proposed Meadow Acres subdivision.
The Mathison's want to create 10 lots on 20 acres on land in the vicinity of
Jo-Mar Drive and Philo Curtis Road in Sandy Hook.
NAGY BROTHERS - Nagy Brothers, a local construction company, wants to create a
three-lot subdivision on almost eight acres at Hemlock Road. The P&Z will
resume an August 15 public hearing on the proposal so the applicants can
submit a US Postal Service affidavit verifying that they notified property
owners within 500 feet of the August 15 public hearing.
HABITAT FOR HUMANITY - The P&Z is slated to consider a request from Habitat
for Humanity to create two building lots on three acres on Philo Curtis Road
for the construction of affordable housing for low- and moderate-income
families.
Habitat wants to build two single-family houses which would be owner-occupied.
The affordable housing project has drawn generally favorable public comments.
But some people who live in the immediate area of the site say the project
would overcrowd the neighborhood.
