P&Z Approves Industrial Buildings For Peck's Lane

The Planning and Zoning Commission (P&Z) has approved a development plan that
is expected to expand the town's industrial tax base.
At a June 18 session, P&Z members approved a development firm's plans to build
two 10,000-square-foot buildings on Peck's Lane which would serve as
combination warehouse/office buildings.
Oak Street Design and Construction, represented by engineer Larry Edwards, had
submitted plans for the project to the P&Z.
The Conservation Commission, serving as the town's inland wetlands and
watercourses commission, endorsed the development project last December. The
construction work would involve filling in approximately 0.03 acres of
wetlands.
Each of the two proposed buildings would be divided into five
2,000-square-foot industrial units.
The owner of record of the 4.7-acre parcel where the two buildings would be
constructed is Newtown Savings Bank. The land lies in an M-5 zone, in which a
variety of industrial uses are allowed under the town's zoning regulations.
The two warehouse/office buildings would be supplied with a public water
supply from United Water and natural gas service from Yankeegas, according to
the development plans.
The applicant wants to lease out the proposed ten 2,000-square-foot units to
industrial service contractors such as electricians, plumbers and
heating/ventilation/air conditioning (HVAC) firms.
According to the plans submitted to the town, each of the 10 units would
include a relatively small area designated for office use.
General retail sales would not be allowed on the premises.
The site lies south of Peck's Lane's northerly intersection with South Main
Street. The site is west of Peck's Lane and east of South Main Street.
The buildings will join Neumade Products Corporation's factory/office complex
on Pecks Lane. Workers at the 60,000-square-foot Neumade factory build metal
cabinetry for the audio-visual, photographic, motion picture and television
industries. The Neumade plant was constructed last year.
