7-Lot Subdivision Approved In Sandy Hook

The Planning and Zoning Commission (P&Z) has approved Narragansett
Estates/West, a 7-lot subdivision planned for 11 acres on Narragansett Trail
in Sandy Hook.
P&Z members endorsed the residential development plan at a June 18 meeting,
complimenting developer Larry Edwards on his design of the project. Mr Edwards
is a partner with Thomas Maguire in PSD Partnership, the applicant for the
subdivision.
The companion project to Narragansett Estates/West is PSD's Narragansett
Estates/East, a 4-lot residential development proposed for 8 acres on
Narragansett Trail.
P&Z members, however, in May rejected Narragansett Estates/East, posing
questions about the project's viability.
The two Narragansett projects are near PSD's controversial 15-lot Whispering
Pines subdivision on Miya Lane.
The development of Whispering Pines off Pine and Cherry streets was the
impetus for the P&Z's March 1997 revision of its regulations, which limit how
much earth material can be removed from or placed onto a building lot. The
Whispering Pines project involved the removal of almost 40,000 cubic yards of
earth materials from the site.
In a past analysis of Narragansett Estates/East, Ronald Bolmer, the town
engineer, found the developers wanted to remove more earth material from the
site than is permitted by the P&Z's revised regulations.
Since the May rejection of Narragansett Estates/East, PSD has redrawn plans
for that project. A public hearing on the revised development proposal is
tentatively scheduled for August 6.
If Narragansett Estates/East is approved as a 4-lot subdivision, the number of
lots in the three PSD subdivisions in the neighborhood will total 26.
