P&Z Reviews Controversial Zoning Proposals For Hawleyville
A development firm has withdrawn from Planning and Zoning Commission (P&Z) consideration its controversial proposal for a time extension on the use of temporary office space on Mt Pleasant Road (Route 6) in Hawleyville.
However, still pending before the P&Z are three other controversial zoning proposals that have drawn fire from residents at Liberty at Newtown, an age-restricted, 96-unit condominium complex at 178 Mt Pleasant Road.
About 75 Liberty residents attended an August 1 P&Z session at which the land use agency reviewed the zoning proposals from Toll Brothers, the developers of Newtown Woods, a 178-unit, age-restricted condo complex that is now under construction adjacent to Liberty.
Those attending the P&Z meeting learned that Toll had withdrawn its application to extend by two years the use of temporary offices at its site that lies immediately east of the Liberty entrance. The current office permit expires on October 6.
About 50 Liberty residents had attended a July 18 P&Z public hearing to register their opposition to Toll’s request for an office space time extension, as well as to Toll’s proposals a change of zone, a two-lot resubdivision, and a modification of a special permit.
P&Z Chairman Lilla Dean asked that Toll place some obvious markings on its land indicating the area where it wants to convert some land with a current Elderly Housing-10 (EH-10) zoning designation to a Business and Professional Office (BPO) zoning designation. Staking that land would clearly show Toll’s proposal to increase BPO zoning in that area from about 1.5 acres to about 2.7 acres.
Toll wants to increase the size of that BPO zone as part of its planned sale of that land to Maplewood at Newtown, a nearby 100-unit assisted living complex. Maplewood would construct medical office space on the site.
Liberty residents, however, have objected to the construction of such office space near Liberty site, citing quality of life issues stemming from activities such increased traffic flow.
The P&Z is expected to consider the three remaining Toll zoning proposals at its August 15 meeting.
