P&Z Considers Two Resubdivision Applications

Planning and Zoning Commission (P&Z) members are considering two applications for resubdivisions of real estate â one for land on Jo-Mar Drive in Sandy Hook, and the other for property on Butterfield Road.
P&Z members conducted public hearings on both applications on May 6, after which they closed the hearings but took no action, said Community Development Director Elizabeth Stocker.
In their application, Kathryn and Robert Mathison are seeking a two-lot resubdivision of Lot 6 on Jo-Mar Drive. The 3.5-acre parcel is at 11 Jo-Mar Drive. The land use regulations allow existing building lots to be resubdivided into smaller lots provided that all applicable subdivision rules are met.
Such a resubdivision would allow land that would otherwise be the site for one single-family house on Jo-Mar Drive to become the sites for two single-family houses.
Jo-Mar Drive is a residential loop road that extends off Riverside Road. The site is adjacent to the westbound lanes of Interstate 84.
Several residents living near the proposed resubdivision site raised concerns about the proposal. Issues raised include the archaeological implications of developing the property and open space preservation.
Ms Stocker noted that the site lies close to the interstate highway, a roadway that generates a significant amount of traffic noise.
P&Z action on the Mathison application is expected at an upcoming session.
In another matter, P&Z members conducted a public hearing on an application from Margareta Kotch for a two-lot resubdivision of 11.2 acres at 36 Butterfield Road.
Butterfield Road links Currituck Road to Hanover Road. The site of the proposed resubdivision is near Butterfield Roadâs intersection with Georges Hill Road.
There were no public comments on the Kotch application, Ms Stocker said. P&Z action on that application is expected at an upcoming session.
