Rollingwood Resubdivision Rejected By P&Z

Citing numerous objections to the development plans, the Planning and Zoning Commission (P&Z) has rejected an application to create another 14 house lots on 76 acres in the sprawling Rollingwood residential subdivision in Sandy Hook.

P&Z members January 6 unanimously rejected the application from Blakeman Construction, LLC,  for the resubdivision of Section 7 in the Rollingwood development. The land is in the vicinity of New Lebbon Road and East Marlin Road.

In reviewing the development application, P&Z members decided the proposed resubdivision plans do not verify that a 50-foot-wide right of way exists along New Lebbon Road at the site.

Also, P&Z members decided that work must be done to improve motorist sight lines at the intersection of New Lebbon Road and East Marlin Road as a public safety matter. 

P&Z members decided that a lot numbering plan proposed by the applicant is confusing and should be changed.

Also, P&Z members said the development plans require additional details concerning a storm drain crossing New Lebbon Road. The drain and related drainage easements should be indicated on development plans, according to the P&Z.

The applicant also has not adequately indicated on the development plans the type, quantity, size and cost of trees that would be planted along streets as part of the development, the P&Z decided.

P&Z members said construction drawings do not include information on the location of water storage fire suppression tanks, as well as easements required for the placement of such structures.

The applicant is expected to return with revised plans.

The Rollingwood development is one of the largest residential projects in town, having been built during the past decade on acreage lying between Toddy Hill Road and New Lebbon Road.
