Hawleyville Medical Office Building Proposal Under Town Review
Following review of a report on the traffic implications of a 30,000-square-foot medical office building proposed for 168-170 Mt Pleasant Road in Hawleyville, the Police Commission, serving as the traffic authority, has endorsed the traffic-related aspects of the project.
Newtown Medical Office Two, LLC, of Westport is proposing the two-story structure for a site on the north side of Mt Pleasant Road.
The undeveloped 4.7-acre site lies west of Splendid Place, a private road that serves Maplewood at Newtown, which is a 100-unit assisted living complex, and Newtown Woods, which is a 178-unit age-restricted condominium complex now under construction.
The office building site is within a (B-2) General Business zone. The project would have a 150-space parking lot, a loading area, public water, and public sanitary sewers.
Steven Cipolla of Frederic P. Clark Associates Inc, a Fairfield transportation consulting firm, presented a traffic report on the office building project to Police Commission members on January 6.
The developer plans to create a bypass lane on eastbound Mt Pleasant Road to allow eastbound vehicles to pass to the right of vehicles seeking to make a left turn into the driveway for the office building, Mr Cipolla said.
The speed limit in the area is 45 miles per hour.
Police Chief Michael Kehoe noted that the general area where the office building would be constructed is planned for much development during the coming 20 years.
Following brief discussion, Police Commission members endorsed the traffic aspects of the project.
The Inland Wetlands Commission is scheduled to consider the wetlands/watercourses protection aspects of the office building project when it meets at 7:30 pm on Wednesday, January 14, at Newtown Municipal Center.
The Planning and Zoning Commission is scheduled to conduct a public hearing on the applicant’s request for a special permit for the project when it meets at 7:30 pm on Thursday, January 15, at Newtown Municipal Center.
